We realize this is an unusual request. We do a lot of joint ventures with Real Estate Investors and we regularly use hard money lenders to initiate or complete deals through the renovation to sale process. I have been tasked with finding other options for my associates and I to secure cash to complete deals. What we are targeting is a 1M instrument (SBLC) to immediately monetize at minimum 60% LTV and move inone of the following two directions. If the loan is non recourse that would be great. If not we will take the funds and roll it over to a 10M Instrument monetize that with a non-recourse and move on too our business. As I stated previously this is an unusual request due to the lack of availability of instruments at that 1M target however I do have an offer at 17% on the 1M Instrument but that is high and makes it hard for a single investor. We have discussed partnering upon the cost but that would take extreme circumstances, which we dont feel close to as of yet. If you have options along these lines please let me know as I have other Investors I partner with around the country that will have definite interests. Keep in my were just bread and butter Real Estate Investors trying to improve our bottom line and not be greedy.
