Dear Ms. McNair:You and MoveAhead recently came to my attention via a highlight at Invstor.com. I am attempting to purchase a large (1800+ acres) land parcel in New Hampshire. The nutshell is that it is currently unimproved timber land, there are no easements on it, the over/under timber value itself, is estimated at Ask Buyer.2M for a total value of Ask Buyer.7M.I hope to place approximately 1500 acres into conservation. The land is considered a high priority by conservation groups due, in part, to a unique feature found only in one other location in the state. Several years ago, the town rose up in opposition to, and successfully fought, a large condo development planned for the property. The sale of the conservation easement, alone, could easily repay any loan in full within an estimated two years. I also plan to sell up to 125 acres to abuttors which will potentially raise Ask BuyerM+ as well. Ultimately, my plan for the land is for an innovative 20 acre sugar bush plantation using University of Vermont research, three commercial, organically certified aquaponic greenhouses heated by compost and a small solar farm with a Power Purchase Agreement for the local community. I am seeking financing of Ask Buyer.5M for three years, amortized @ 30 years, preferably at a 4% rate in order to purchase the land. LTV is roughly 61%. Either the conservation easement or the the land sale, alone, are projected to pay off any loan within two years but I build an extra year in for safety. Worst case scenario, the sugar bush plantation should be ready for production in year two as well. It is projected to produce Ask Buyer.2M in syrup its first year.
